Shutoffs and valves. Does the main shutoff work? Do the fixture stops turn? These get ignored until the day you urgently need one, and in older homes they are frequently seized.

Fixtures, connections, and code items. Toilets seated properly, no cross-connections, water heater strapping and expansion tank where required, correct venting, hose bibs with backflow protection.

Very few, honestly — most plumbing findings are negotiating material rather than reasons to walk away. It helps to sort them:

  • Budget items. An aging water heater, tired angle stops, worn fixtures. Real money, but predictable and plannable.
  • Negotiate hard. A sewer line with root intrusion or a bellied section. A slab leak. A polybutylene supply system. These are five-figure conversations and belong in the price.
  • Think carefully. Multiple active leaks in a system already at the end of its material life, especially combined with signs of prior water damage. Not necessarily a no — but go in knowing you are doing a repipe, not knowing it later.
